What services does Grand Maison provide for the owner?
The role involves online promotion and visibility, bookings, guest relations, check-in and check-out, administrative tasks, payments, cleaning and maintenance.
Does the owner have an overview of figures, bookings and costs?
Yes. Our approach is based on transparency, sharing figures, bookings and costs with the owners.
Will my property be listed on the main booking platforms?
Yes, the property is listed on the main booking platforms to boost its visibility and occupancy rates.
Do you also handle paperwork and contracts?
Yes. One of the benefits for owners is that we handle tax and contractual matters, thereby reducing the administrative burden.
Do you also handle cleaning, maintenance and guest relations?
Yes. Grand Maison also handles cleaning, maintenance and guest relations.
Is the property management service also suitable for those who do not live near the property?
Yes. Precisely because the service covers day-to-day operations, bookings, check-ins and guest support, it is also suitable for owners who are unable to manage the property themselves or who do not live nearby.
How can I request a valuation of my property?
You can contact us in whatever way you prefer using the contact details provided on this contact page.
What is a power of attorney?
This is the contract under which the owner entrusts Grand Maison with the management of their property for short-term/holiday rentals. It enables us to act on their behalf in all administrative and operational matters.
How long does the term of office last?
The standard term is 12 months, with the option of automatic renewal unless notice of termination is given within the time limits specified in the contract.
Is it possible to cancel before the expiry date?
Yes, you can terminate the contract early by giving the notice period specified in the contract. In certain specific cases, penalties may apply to cover the set-up costs incurred by Grand Maison.
What are Grand Maison’s fees?
Grand Maison charges a percentage of the revenue generated. The owner does not incur any fixed management costs, but only pays a proportionate commission on actual takings.
Who collects payments from guests?
Payments are processed by Grand Maison through its own channels. The owner’s share is then paid out monthly, net of any commissions and taxes withheld.
Who pays the cleaning costs?
Cleaning charges are billed directly to the guest. The standard rate is specified in the contract; any additional cleaning costs are borne by the owner.
Who is responsible for maintenance?
Grand Maison coordinates routine and major maintenance work. For minor repairs up to a pre-approved budget (usually €200), we carry out the work ourselves to ensure it is done promptly. For larger expenses, we always seek the owner’s authorisation.
How are tourist taxes handled?
Grand Maison collects the tourist tax from guests and pays it directly to the local council in accordance with local regulations, relieving the owner of any administrative burden.
How does the flat-rate tax work?
In the case of the flat-rate tax scheme, Grand Maison acts as a withholding agent, deducting and paying the amount due. The owner receives an annual statement for use in their tax return.
Is a security deposit required for guests?
